Deborah D. Milliner
As the owner/manager of Signature Settlements, DEBBIE MILLINER has
assembled the most experienced, courteous and professional title
company team in Frederick County, MD. With over 60 years of
experience between them, the Signature team goes the extra mile to
assure a timely and worry free closing. Debbie has lived in the
area over 30 years and has worked in many areas of real estate
including construction, development, sales and settlements. Known
by realtors and loan officers to be humorous and somewhat “over the
edge” while conducting closings, Debbie clearly enjoys what she does
and puts everyone involved at ease. While tempted by gourmet treats
at the settlement table buyers and sellers relax as Debbie leads
them through the paperwork and explains each document briefly in
layman’s terms. She holds a Maryland, West Virginia and
Pennsylvania title license, is a member of the Frederick County
Association of Realtors, and belongs to the Rotary Club of Carroll
Creek.

Craver
LIBBY CRAVER has lived in Frederick her entire life. Having
previously worked for a lender, she came to Signature
Settlements with prior closing and post closing experience.
Since July, 2004 Libby has complemented the Signature team and
has learned the entire settlement process from beginning to
end. She rarely meets a stranger since she seems to know (or be
related to) many of our clients. Libby adds a warm and fuzzy
touch to the Signature staff. Previously only licensed in
Maryland, Libby has recently attained her Pennsylvania title
license as well.

What is Signature Settlements, LLC?Signature Settlements,
LLC is a real estate settlement company. We specialize in residential
and light commercial closings in all counties in the State of
Maryland. Our services include purchases, refinancing &
HUD foreclosures. Providing "signature service" is
our goal while maintaining a high level of quality and reasonable
pricing.

this is a new experience for many home buyers. Your settlement
is important to you so it is important to us. Our experienced
staff genuinely cares about keeping your costs down and getting
you into your new home smoothly. We are able to do settlements
with only several days' notice if necessary. All closing documents
are explained to home buyers at closing so they feel comfortable
signing them.
What You Need
To Do Now?

Relax. Let us handle the details with
your Realtor and/or lender. |
| 2. |
At settlement provide proof of homeowners'
insurance and paid receipt if required by lender. |
| 3. |
If a termite report is required by your
lender your Realtor will take care of it. |
| 4. |
If any of the parties involved are unable
to attend settlement we need to know so we can prepare a Power of
Attorney. |
| 5. |
If a house location survey is required
by your lender we will take care of it. |
| 6. |
If you do not know the amount due at
settlement ahead of time, please bring a cashier's or certified
check payable to Signature Settlements in the amount on your Good
Faith Estimate. Adjustments will be made at the table. |

If you are having funds wired please
ask for our wiring instructions. |
| 8. |
Arrive at settlement with two proofs
of identification including your driver's license. |
